Check-in is from 2:00 PM, check-out by 11:00 AM. Early arrivals and later departures can often be arranged, however, subject to availability.

We recommend booking transport with our trusted drivers for a hassle-free arrival. They are trained to offer you a brief home tour, give you an understanding of the neighborhood with basic house instructions and answer your questions- all at once. Your villa manager will say hello on the following morning to make sure you have everything you need for a comfortable stay.

• Full refund for cancellations made 45 or more days before check-in.
• 50% refund for cancellations made 14–44 days before check-in.
• Cancellations made within 14 days of check-in are non-refundable.
If we are able to rebook the cancelled dates, we may, at our sole discretion, offer an additional refund less any costs incurred.

We accept bank or WISE transfers to a Local Indonesian bank. A 50% non-refundable deposit is required to confirm your booking, with the remaining balance due 30 days before check-in.

Yes, a refundable security deposit is required for some of our properties, released within a set number of days after check-out, pending a property inspection.

Housekeeping once daily and a dedicated villa manager are part of your stay. Extra services, such as laundry, in-villa chef services, spa treatments, nanny hire, grocery shopping, etc, can also be arranged for an additional charge. Deposit in advance secures availability.

ARE THE VILLA'S SUITABLE FOR CHILDREN?
Many of our properties welcome families, though pool safety features and amenities are an additional charge. We assist booking rental pool fences, baby cots and high chairs while offering complimentary pool floaties for the little ones. Please check individual listings or ask our team for recommendations suited to your group.

IS SMOKING PERMITTED?
Smoking is not permitted indoors. Damage to property and furniture are subject to charges and will result in a damage claim.

Because of recent damages by guests, we now enforce a refundable deposit upon arrival: 15.000.000 IDR per event day. Small gatherings may be accommodated with advance notice and approval. Please contact our team to discuss your plans before booking.

Guests agree to indemnify and hold harmless the property from claims arising from their own actions, behavior, or failure to follow safety guidelines.

TRAVEL INSURANCE:
All guests are strongly encouraged to obtain comprehensive international travel insurance before arrival. Insurance should cover medical treatment, evacuation, trip interruption, lost belongings, and accidental injury. We are not responsible for costs or losses that could reasonably be covered by adequate travel insurance.
bugs, geckos + monkeys
BUGS, GECKOS & MONKEYS
Welcome to the tropics! Please do not feed the monkeys, stray animals or other wild creatures. Mosquito plug in repellent, mosquito zapper and bug spray are available in all properties. Mind your belongings when outdoors and beware of doors left open. We are not responsible for damages from monkeys or other native creatures.
